Collingwood New Home Subdivision Tour, Part 3: Georgian Meadows

By 2012, the 2006 Ontario Building code changes for energy efficiency will be fully implemented and all new houses in Ontario will be required to meet a lengthy list of new standards under the code.  For the last six months, a new home builder in Collingwood has led the way with new Energy Star Rated homes already being built.

Sherwood Homes Ltd, a part of Reid’s Heritage Homes, was one of the first new home developers off the mark a few years ago when they started their large Georgian Meadows development in the west end of town at the 10th Line and Sixth Street extension.  The large site will eventually be home to approximately 400 homes with the first two phases already long completed and with Phases 3 and 4 currently underway.  After that, there will be another couple of phases finishing with one that may feature condominium style townhomes.  Currently, the site sits almost at the edge of town lacking good interconnectivity with the rest of the community however, at the pace we’re growing, it may not feel that way forever.

There are currently 48 homes available for sale ranging in price from $217,050 for a 1200 sq ft model on a 36 foot lot to $329,100 for a 2700 sq ft home on a 50 foot lot.

There are five decorated models with friendly and helpful staff in the sales office.  As with every new home subdivision we are featuring, there are good and not so good elements that come to mind.  In this one, I can’t say I liked the floor plans too much finding them a bit dark, angular and uninspired.  Having said that, they do all have practical features such as main floor powder rooms and laundry rooms, open concept kitchens and decent sized eating areas.  I just don’t like opening the front door to find a wall, a staircase or a narrow hallway facing me.  I also found the lots to be shallow at about 110′ deep making it feel a bit too dense for my liking however, this is subdivision living and they are about the same as at Creekside but not as deep as at Riverside.

Georgian Meadows price points are good, particularly considering that they include numerous Energy Star features in the homes and, their standard features have improved over what they were.  For example, tile has replaced vinyl as a standard feature in all the new homes.  Each home includes a planted tree on the boulevard, meter hook-ups and the cost of the TARION home warranty which are all costs that are usually passed on to the buyer, but not here.

The biggest point of difference for the homes currently being built in Georgian Meadows would have to be the Energy Star features included in the pricing.  It is estimated that these homes will be around 30 percent more energy efficient than those built to the present minimum Ontario building code standards.  In four years, most of these extras will become the norm in new homes so, in my opinion, it’s wise for buyers to look for these features now in regard to future resale values.

All in all, Georgian Meadows is worth adding to your list if you are shopping for a new home in Collingwood. There are also several resales available so be sure to ask me about those.  If you drop in to the sales office, be sure to say that Marg sent you!
