Short Term Rentals Are STILL an Issue in Collingwood, Wasaga Beach and Blue Mountain

Despite the heavy media on this issue, there are still many people who seem to have missed the news:  short term rentals under 30 or 31 days, are NOT PERMITTED in most residential zones in most areas.

I recently had someone tell me how excited they were about an ‘investment condo” they just bought in Collingwood and explained that they were planning to rent it out for week-ends or weeks at a time.  When I pointed out that these short term uses were commercial in nature and not allowed in Collingwood, they didn’t believe me.  But it is true.

Properties with residential zoning are intended for just that;  residential habitation.  Short term rentals are commercial uses and can only be done in areas that are zoned to permit such activity.  Collingwood’s by-law is clear:

In Wasaga Beach, there has been much press on the topic and it is addressed in their by-law as well.

In the Town of Blue Mountains, the by-law has been challenged but the Ontario Municipal Board upheld the Town’s by-law.  There is currently a committee of stakeholders working with the Town to develop policies and more details can be found on the Town website however, the bottom line, is don’t assume you can rent out your chalet, cottage or condo until you review the zoning by-law and have a chat with your lawyer.

As the number of visitors to our area continues to grow along with a permanent population, there are naturally competing interests.  As a result, municipalities are increasingly being pushed to enforce the by-laws and contraventions can bring hefty fines.
