Windfall – New Homes To Be Built in Blue Mountain
If you are thinking about buying a home in Blue Mountain, you may find this rather interesting.
About a year ago, I wrote a post about Georgian Gate, a proposed new development off Mountain Road near Blue Mountain. Since that time, the project has moved forward through approval stages and has now become, Windfall.
With just a few planning hurdles left to complete, the developers behind Windfall hope to launch initial sales in the first phase this spring with construction possibly starting later this year if all goes well. Windfall is a 148 acre site that runs west of Mountain Road between Osler Bluff Road and the traffic circle heading to Blue Mountain. It is ultimately planned to have 609 single family and semi-detached homes starting with a release this year of just 37 homes in the first phase.
The project is a partnership between Replay Resorts of Vancouver (replayresorts.com) and Georgian International of Barrie (georgianinternational.com) with Westerkirk Capital of Toronto (westerkirkcapital.com) providing the investment capital. It is of interest that the principals behind replay were leaders in the original envisioning and development of Blue Mountain Village, Whistler/Blackcomb and Mont Tremblant.
When Intrawest first came here in 1999, nobody believed they could succeed in building a village but, they certainly have. Today, Blue Mountain hosts upwards of 6 million skier visits and is tied with Mont Tremblant for having the second most skier visits in Canada. In addition, it is a surprise to many to learn that this area also attracts MORE visitors here in the summer months than in the winter. In other words, these developers, with their Intrawest backgrounds, have a proven skill to CREATE demand.
The slogan on Windfall’s billboards says “Inspired landscaping – Artful Architecture” which appears fitting. The developers have been driven by a vision that started with the site and the desire to create a community that reflected the natural environment in the lee of the mountain with designs that combine the tradition of classic Georgian Bay cabins and chalets. They described three guiding principals behind their vision:
Simplicity – think swinging doors, old fashioned porches, heritage colours, time spent outdoors with family and friends
Authenticity – they envision a community that is inclusive rather than exclusive, one that is part of the local fabric and the antithesis of conspicuous consumption
Experiential – they talk about having designed from the outside in instead of the other way around by looking first at the natural amenities of the site to create a streetscape and landscape that would respect natures canvas.
The Windfall site will eventually include “The Shed” – a barn inspired recreation area with playing fields, an in-ground swimming pool and social house and, The Green River” which is a name they have given to the trail-system, parklands and meadows that will cross the community. While ownership will be freehold, there will be some kind of a small monthly fee to cover the costs of maintaining these amenities.
The preliminary home designs I’ve seen are like little jewel boxes featuring bungalows with optional lofts, full basements, single garages, pre-finished wood siding finished in heritage colours with verandas and dormers. Inside, standard features will include high-efficiency gas heat with air conditioning, hardwood floors in addition to carpeted bedrooms and slate entries, 9 foot ceilings, fireplaces and stainless steel appliance packages all on fully serviced lots.
Pricing is expected to start at $499,999 and to about $580,000 with options to add lofts and finished basements for additional square footage.

Update (September, 2012): The Windfall project is currently on hold. There were no pre-sales at the launch. I imagine the developers need to do two things: adjust the pricing and, build one or two models. It is always difficult to sell new homes in this area without models.
