Tell Me Why Your Home Is So Great

In 23 years of selling real estate in the Collingwood – Blue Mountain area, I have never had a buyer get all excited about a house because it had 1234 square feet.  I have however seen buyers get almost teary eyed with excitement when they walk into a house that screams HOME to them.

When real estate agents list a home for sale, we look at things like the square footage, the number of bedrooms and bathrooms, the location, the condition of the home and other concrete or practical attributes buyers may be looking for.  That’s what we call “the steak.”

The reality though is that it is not the steak that sells a house but rather, the “sizzle.”  Figuring that part out is very subjective and this is where you the seller have a very important role to play.

Tell your agent why you fell in love with your home in the first place.  Why did you buy it?  There is a good chance that the buyer today will have similar reasons.

Was it because you could see the lights at Blue Mountain from your bedroom window on a winter night?  Maybe it was the superior construction and craftsmanship of the home builder or the design of a certain architect.  Maybe it was the flow of light into the house at different times of the day or, the reputation of the neighbourhood for its friendly potluck suppers and group holidays.  The organic garden?  The spray foam insulation on the basement walls that has long since been finished?  Perhaps it was because the house was wheelchair chair friendly for your Mom that used to live with you.

Often these benefits of your home are not so obvious at first glance but they are quite possibly, the very thing that will bring a buyer to your door.

So go ahead, tell me why your home is so great.  I’m excited to know.
