Collingwood-Blue Mountain Real Estate Report

Although it is only the third week of the year, the most popular question we hear is, “What’s happened in our real estate market so far this year?”  Here is a summary of the highlights, so far:

CONDOS
A total of 7 condos have sold since January 1, 2011:

3 at Mountain Springs Resort:   two studio lofts (2 bed/2 baths),  one  1 bedroom/1 bath unit
1 at Cranberry (an Alpine Cedars unit) with 2 bedrooms/1 bath
1 at Weider Lodge – Bachelor unit
1 at River Grass – 2 bedrooms/2 bath unit
1 at Lighthouse Point – Waterfront unit – 3 bedrooms, 2.5 baths

 VACANT LAND
A total of 3 vacant land parcels have sold year to date:

2 are in the Town of the Blue Mountains
one was a waterfront lot
one was 56+ acres

1 sold in Wasaga Beach – lot in establishing neighbourhood

SINGLE FAMILY RESIDENTIAL
A total of 28 Single Family homes have sold since the beginning of the year:

CLEARVIEW: 6 sales
All of these were 3 bedroom homes, and with the exception of 1 house, all had more than one bathroom.  5 of the 6 houses sold had garages.  Sale Price Range: $115,000 – $226,000.

COLLINGWOOD: 8 sales
A variety of houses sold: one 2 bedroom, one 2+1 bedroom, two 3 bedroom, one 2+2 bedroom, one 4 bedroom, one 4+1 bedroom and one 3+2 bedroom. All of these houses, except for one, had more than one bathroom. All of these houses had a garage. Sale Price Range: $190,000 – $450,000. Two of these houses sold over their list price.

GREY HIGHLANDS: 2 sales
One house had 3+1 bedrooms and one house had 4 bedrooms; both had more than one bathroom. One of these houses had a garage, the other was on 103 acres. Sale Price Range: $269,000 – $470,000. One home sold at it’s list price.

MUNICIPALITY OF  MEAFORD: 3 sales
Two 4 bedroom houses sold and one sold with 2+1 bedrooms. Most had more than one bathroom. Two of the three homes had a garage. Sale Price Range: $187,000 – $265,000.

BLUE MOUNTAINS: 5 sales
Two 3 bedroom houses sold, one 4 bedroom house sold and two five bedroom houses sold. All of these homes had multiple bathrooms. Three of the five houses had a garage. Sale Price Range: $295,000 – $900,000.

WASAGA BEACH: 4 sales
One 2 bedroom, one 2+2 bedroom, one 3 bedroom and one 3+2 bedroom house sold, and all but one of these houses had at least one bathroom.  All of these homes had a garage. Sale Price Range: $129,000 – $353,000.
