February 2013 Real Estate Market Recap For Collingwood, Blue Mountain and Area
What a strange month. My perception was that the market was very, very busy and, most other agents I spoke with expressed the same thing. Through-out the month of February, we found ourselves in several multiple offer situations and, we are out looking at homes with buyers on a daily basis. So, it was a bit of a surprise to me when the statistics came in for February showing that we are on par with last year. What is going on?
A closer look reveals one of the issues and that is that the inventory of homes listed for sale has dropped rather dramatically and, sales year-to-date are up. We are getting into the situation of not enough homes for sale to meet the demand in certain areas or with certain styles of homes. Secondly, it is very much geographic. For example, in the Town of Collingwood, the ratio of homes sold versus the inventory available is approaching seller market territory. If this holds, we will continue to see competing offers – especially on properly priced and well presented homes with garages and basements.
