January 2014 Real Estate Market Recap For Collingwood, Blue Mountain and Area

frozenWith the deep freeze we experienced in January, it’s no surprise that sales figures for the month in the Collingwood area were down significantly over this time last year.

There were 83 sales last month; down 27% over January 2013.  Of these, 55 were single family properties which sold for an average value of $370,060.  11 sales were in Wasaga Beach while 10 sales took place in each of Collingwood and the Town of Blue Mountains.

There were a total of 490 new listings of which 239 were single family residential units and as of the end of the month, there were 1726 active listings in our area as a whole.

The most active price range last month for residential homes was from $250-$350,000.  There were also 6 sales over $500,000 representing the top 10% of our market.

Despite the fairly continuous stream of showing cancellations we’ve had due to the weather and road conditions in the areas surrounding us, many local agents are reporting an increase in the number of buyer enquiries and there is a sense that demand is penting up which may reflect in February and/or March sales levels.

There were multiple offers on two of my listings in January and enquiries as well as internet “hits” are certainly up.  We are noticing a shortage of inventory in certain segments of the market such as newer homes in-town Collingwood and sellers may wish to reconsider waiting until spring to list their homes for sale.
