Georgian Triangle Real Estate Market Update June 2018
June 2018 Highlights
Residential sales recorded through the MLS® system for the Southern Georgian Bay region totaled 313 units in June 2018, down -23.7% from June 2017.
Year to date residential sales of 1,468 units, down -30.6% from the same period in 2017.
Home sales in the Western Region, which includes Wasaga Beach, Clearview Township, Collingwood, The Blue Mountains, the Municipality of Meaford, and Grey Highlands, numbered 173 units in June 2018, down -26.1% from June 2017.
On a year-to-date basis, home sales in the Western Region numbered 917 units over the first six months of the year. This was down 27.8% from the same period in 2017.
The average price of all homes sold in June 2018 was a near-record $488,329, rising 12.1% from June 2017. Year-to-date average price was $476,682, up 6.2% from the first six months of 2017.
The average price of homes sold in the Western Region in June 2018 was $493,294, up 5.7% from June 2017 and year-to-date average price in the Western Region was $487,955, up 2.1% from the same period in 2017.
Overall supply remains at near record low levels. Active residential listings numbered 1,179 units at the end of June, up 1.5% from the end of June 2017 but well below the same period in all other years in the last two decades.
The dollar value of all residential transactions in June 2018 was $152.8 million, decreasing by -14.4% from this time in 2017.
Sales of all property types numbered 354 units in June 2018, down -25% from June 2017. The total value of all properties sold was $162.5 million, decreasing by 18% from June 2017.
